We are not lawyers! But we do know the basics of the law when it comes to conveyance. However, although you are more than welcome to save some money and "go it alone" we do not recommend it.

We have given a rough price to each of the services which you might need. These are not our prices but the prices of the lawyer which we recommend. Your are free to use your own solicitor but be warned, the smoothest and most trouble free transactions are those that follow our recommendations!

Conveyance - €895 +IVA

This covers a sale or a purchase of a property and includes accompanying you to the Notary and associated paperwork concerned with the change of registration of the title deeds and payment of associated fees and charges.

Wills - €140 +IVA per person

This is a very important legal step when owning property in Spain. Although people do not like to think of such things it is best done then forgotten and will save a lot of heartache!

 
NIE Numbers - €75 +IVA per person

If you do not have one and are buying in Spain you will need to obtain this number.

Power of Attorney - €200 +IVA

This is something that you might consider if you know you will have trouble attending the Notary through commitments or even travel costs. It is far less costly and a lot less trouble for you to let your solicitor handle the sale/purchase.

Some Advice

  • We are not associated with this company. They work for you on your behalf not ours!

  • We strongly recommend you get a Spanish Will done. It is not sufficient to rely on the will made in your home country.

  • NIE's - This is simply a number which is similar to a National Insurance Number in the UK. You must have one to purchase here in Spain. You will have all the work done and you will be escorted through the process and to and from any official offices as required. Your not left alone to fend for yourself.

  • Power of Attorney - In the UK you would instruct a solicitor to sell/purchase a house. In doing so you give him the power to act on your behalf signing documents etc as required; the system here allows for you to opt for that system or "Do It Yourself" There is no problem to do it yourself and we will help you all the way but you will have to attend the Notary in person (All buyers or sellers will have to attend) This usually means a special trip for all involved. This costly part of process can be avoided if you give your solicitor the power to act on your behalf as and when is needed. This can be revoked at your wish whenever you want. The Power of Attorney can also take whatever form you want to include special provisions and restricted to say just one transaction.
